Requests

Architecture Requests

It is in the best interests of the entire neighborhood to have Architectural Review Committee (ARC) and process in place to consider and approve any exterior home improvements. The purpose of this process is to maintain the aesthetics and high standards all homeowners within Riverwood expect and enjoy. The ARC currently consists of 3 members appointed by the HOA board of directors.

Overview + Important Details
  • Review and assess all requests by residents of Riverwood for any exterior alterations, additions, or changes in the appearance of your home, including (but not limited to) repainting (color change), removing trees, adding a fence, storage building, pool, etc.
  • Approve or deny these requests based on the content of the CCRs (see Covenant Document section ) and the Architectural Guidelines and Restrictions.
  • Remit a timely reply to these requests.

Include the following information (as required based on the type of improvement).

  1. A final survey of your lot showing your house location on the lot. This should have been part of your closing papers. It is extremely helpful to use this whenever possible. Use this to show the location of the proposed improvements, i.e., outbuildings, fences, swimming pools, tree removal, etc.
  2. If additions are proposed, we need the location, floor plans and elevations (front, rear, and sides) drawn to scale, as well as a description of all exterior materials (roofing, brick and paint colors).
  3. Outbuildings, such as storage buildings, need the above information, or pictures or brochures in lieu of architectural drawings. We need to see what the building will look like, know the size and location (as shown on the final survey), as well as the exterior finishes, which must be of the same or similar design and materials as the house. No metal storage buildings are authorized.
  4. Please provide the name and phone number of any contractors involved.
  5. For fences, we need location, type/style, size, and any other pertinent information. Satellite dish installation requests should show location on house from a top-down view. The dish should be 18″ or smaller and installed so as to not be visible from the street. Exceptions will be dealt with on a case-by-case basis.
  6. The anticipated start date and estimated completion date.

The ARC will meet as required to review all submissions. The ARC must receive your request, distribute it to the Committee members, and have a chance to review the requests individually before they can make a decision concerning your request. The covenant states that the ARC has 30 days to review and respond once all necessary documents are received. The review process includes the following steps:

  1. ARC members will receive requests and review them individually.
  2. The ARC will meet as required to review requests jointly. The Committee will decide during these meetings one of four things:
    • Approved as submitted
    • Approval with changes
    • Denial of request
  3. Changes and denials will be thoroughly explained, as well as requests for more information.
  4. When a project has been reviewed, the homeowner will be notified of the decision.

If projects are undertaken without permission, violators will be subject to Article VI of the CCRs, which says in part: “An owner shall be responsible for all costs and expenses including legal expenses, incurred by the Association in enforcing the provision hereof.”

The Riverwood Homeowners’ Association appreciates everyone’s cooperation in adhering to these guidelines. With the support of all homeowners, the ARC can maintain the same level of quality which makes Riverwood a great place to live. So, remember before you build, change, or install, obtain approval.

 If you plan to make any exterior alterations, additions or changes in the appearance of your home, including repainting (color change), removing trees, adding a fence, storage building, pool, etc., you MUST submit a plan with specifications to the management company for approval by the Architectural Review Committee PRIOR to starting the work.  Also, NO trees may be removed from the common area. You may access the Architectural Forms on the website.

The Common Areas are for the use and enjoyment of the residents who have paid dues. To ensure this, all residents must have their pass with them while they are using the common areas. Guests are permitted to use the facilities, but only in the presence of the host resident. This will be strictly enforced. Passes can be requested by emailing Angie Sheddan at angie@wrightpm.com.

Any vehicle parked in the common area parking lots must have a Riverwood Decal on the windshield of the vehicle. Vehicles may be towed for a violation of this rule.

Motorized Vehicles are not allowed in any of the Common spaces except the designated parking areas. This is particularly enforced on the walking trails, and the open fields, but is also true on any Common Space.

Signs are not allowed on any Common Space without prior permission from the Board.

Pets on a leash are allowed in the Common Areas. It is common courtesy to pick up after your pets. It is also Law that pets must be leashed when not enclosed.

Trash receptacles must be placed at the curb no sooner than the evening of the day before the scheduled pick-up. They must be returned to a storage location not visible from the street no later than the evening of the pick-up.

Yard Trash may not be left at the curb for more than 48 hours. As required by law, any tree limbs cut by private contractors will not be picked up by the city. (Memphis Code, Sec.9-56-10; Tennessee Code Sec. 39-14-504 and 505). Also, bags of leaves must be put out at trash pick-up time only.

Storm Drains carry the stormwater to the Common Area water features – The Lake, the Ponds or the Canal. Disposal of any trash, yard debris, oils, paints or other pollutants is STRICTLY forbidden. This is also a City, County, and State Ordinance.

Lake Pass Info

One of the great things about living in Riverwood is having access to our lake! To get a lake pass, the following requirements must be met:

  • HOA account must be current and in good standing.
  • No pass sharing with non-residents. (Family or friends must be accompanied by a resident.)
  • You must keep all dogs leashed (in accordance with local and state ordinances) and pick up their waste.
  • A Tennessee State Fishing License is required. Periodic checks are done by game wardens.
  • Bicycles or motorized vehicles, except those for handicap assistance purposes, are not allowed on the pathways.
  • Pick up your trash.

Passes are required if you are parked on community property or walking around the lake. This will help secure use of the resources for residents only. Wearing your pass will make it easier for us to protect our property from damage, trespassers, trash buildup, and reduction in fish populations.

Security will ask for passes if they are not visible and check all cars for Riverwood stickers. People will be asked to leave the area if they do not have a pass.

There is a maximum of 2 passes per household. There is a $25 charge for the replacement of lost or damaged passes.
